In 1991 I became a National Consultant in Commercial Real Estate and Investment Properties and licensed as a Realtor since 1991. I am familiar with state laws, its time lines, and forbearance agreements and its process. 

Due to this knowledge, I am able to write summaries explaining reasons of default and resolution possibilities.



          As a VENDOR and Understanding the Broker Price Opinion:  The BPO is not an appraisal including highest and best value but rather an opinion of what one can reasonably expect to get for the property if it were to be put on the open market.   The report combines information from a drive-by exterior examination and interior inspection previous sale and assessment data, recent comparable sales, current neighborhood listings, assessor information and photographs. The market analysis includes estimate of repairs to obtain neighborhood information and a fair market value estimate in as-is or as repaired condition. A statistical reports and charts are prepared and represents, real-time data and shows market trends  in-depth and report support a value conclusion and serves as a final analysis.

Reports are written and updated on a 30-day status, occupancy verification,secure repair bids and negotiate cash -for-keys.
